Rules & Regs

 

Administrative
  1. All present and future owners, tenants, visitors, and occupants of Units shall comply with the Master Deed, By-Laws, and Condominium Rules and Regulations. Violation of any of the provisions of the Documents by any such person shall be deemed a violation of the duties of the Condominium Owner and subjects owner to fees and penalties.

  2. Each Unit shall be occupied and used only for private residential purposes by the Owner and his family, or by lessees or guests of the Owner.

  3. The Board of Directors is empowered to adopt and amend, from time to time, Condominium Rules and Regulations concerning the use of Georgetowne North Condominium II. Rules and Regulations will be furnished in writing to all Owners. These Rules and Regulations shall not be violated. All Owners are responsible to notify their tenants / guests and are held responsible for actions of their tenants / guests.

  4. The failure to insist upon the strict performance of any of the conditions of the Master Deed, By-Laws, and the Condominium Rules and Regulations shall not be construed as a waiver for the future. Such condition will remain in full force and effect. The receipt by the Board of Directors of any assessment from an Owner with knowledge of the breach of any conditions shall not be deemed a waiver.

  5. The Board has the right to levy fines against the Owners for violations of the Master Deed, By-Laws, and Condominium Rules and Regulations to govern the conduct of the Owners. Each day a violation continues, it is considered a separate violation. In case of persistent violation of the Master Deed, By-Laws, and Condominium Rules and Regulations by an Owner, the Board of Directors shall have the power to require the Owner to post bond to secure adherence to the Rules and Regulations.

  6. All Owners are required to provide the Board of Directors with an emergency telephone number. It a unit is rented, the name and telephone number of the tenant is also required.

  7. Condominium fees are due the first of each month. A fine will be assessed if not received by the 15th of each month.

Maintenance

  1. Damage to Common Area caused by negligence, misuse, or neglect of individual Owners shall be paid for by the parties responsible (Owners are held responsible for their guests). No payment of such items shall be paid from the funds of the Georgetowne North II Condominium Association.

  2. Each Owner shall, at his own expense, maintain his Unit and its equipment in good order, contain and repair, and in a clean and sanitary condition.

  3. No Owner shall, without first obtaining written consent of the Board, make or permit to be made any structural alteration, improvement, or addition in his / her Unit, (e.g., skylights, windows, screen doors, flower gardens), including, but not limited to, stated items.

 

General

  1. The Common Area shall not be used in a manner inconsistent with the residential character of Georgetowne North Condominium II. No one shall obstruct, commit any waste in, or otherwise cause any damage beyond reasonable wear and tear to the Common Area. Nothing shall be stored in the Common Area with the prior written consent of the Board. Nothing shall be altered, constructed in or removed from the Common Area without the prior written consent of the Board.

  2. No noxious or offensive use shall be made of any part of Georgetowne North Condominium II and nothing shall be done therein which is of will become an annoyance or nuisance to the other Owners. No use shall be made of any part of Georgetowne North Condominium II which will constitute a fire hazard or which will result in the cancellation of insurance on any part of Georgetowne North Condominium II or which is in violation of any law, ordinance, of governmental regulation applicable thereto. No use shall be made of any part of Georgetowne North Condominium II, which will increase the rate of insurance of the Common Area, without prior written consent of the Board.

  3. No signs, clotheslines, television antennas, refuse, air conditioning equipment or loose clothing or similar material or equipment shall be hung, posted, or otherwise placed so as to be within the public view or within the view of the other Owners, without prior written consent of the Board.

  4. Dogs, cats, or other household pets may be kept in Units. Whenever any such household pet becomes a nuisance to the other Owners, the Owner will be required to discuss with the Board the possible removal of the animal from the premises. Dogs, when outside of Units, shall be on a leash at all times.

  5. Each Unit is entitled to the use of two (2), designated parking spaces (per attached assignment). The parking will be provided for registered passenger vehicles only, and no unregistered vehicles, trailers or boats shall be parked in the parking areas without approval of the Board. If approval is obtained and Owner is in violation of agreement, approval is automatically revoked. Vehicles will be towed when parked in spaces not for Owner's use.

  6. There is no on-street parking throughout the entire complex. Vehicles will be towed at Owner's expense without warning. Owners are responsible for assuring that the parking of guest's vehicle is in compliance with #5 above.

  7. Children and adults are asked to play in grass areas away from the street area.

  8. The speed limit when driving through the Georgetowne North II Condominium complex is 15 miles per hour.

  9. No automotive repairs are to be made in the complex (i.e., oil changes, fluids, etc.). Motor oil and many fluids are classified as hazardous waste, and large fines may be assessed if we are in violation of hazardous dumping. (Violation of this rule will result in the Owner being assessed all damages and penalties assessed to Georgetowne North Condominium II.)

  10. Watering of the lawns is not covered by the monthly condominium fee. Owners are responsible for watering their lawn.
