These CONDOMINIUM RULES are adopted
for the benefit of the Owners of residences in the Condominium project
known as "Riverbend Condominiums." They are intended to
contribute to the preservation of the clean and attractive environment and
to assuring the peaceful enjoyment of Riverbend Condominiums. They are
also intended to protect and enhance the value of the Owners' property in
the project. They are not designed to unduly restrict or burden the use of
the property.

- ADDITIONS
TO THE EXTERIOR OF BUILDINGS.
Changes affecting the appearance of the
exterior of the building, such as decorations, awnings, television and
radio antennas, signs, screens, sun shades, air conditioning equipment,
fans or other changes are to be made only with the consent of the Board
of Directors of the Riverbend Condominium ("Board").

- HANGING
OF CLOTHES, ETC.
No clothes, linens, or other materials shall be hung or shaken from
window, placed on or otherwise left in such a way as to be exposed to
public view, including window sills, balconies or railings. Outdoor
clotheslines or other outdoor clothes-drying or airing facilities are
not permitted in the Riverbend Condominium.

- NOISE
Owners, guests, and lessees will be
expected to reduce noise levels after 10:00 P.M. so that neighbors are
not disturbed. At no time are musical instruments, radios, televisions,
record or tape players to be so loud as to become a nuisance.

- MAINTENANCE OF LIMITED COMMON AREA.
Owners will be responsible to keep such
Limited Common Area as appertains to their units in good repair, prudent
to the provisions of the MASTER DEED and the BY-LAWS.

- LITTERING.
There will be no littering. Paper,
cans, bottles, cigarette butts, food and other trash are to be deposited
only in appropriate trash containers and under no circumstances are such
items to be dropped or left on grounds or other Common Area of Riverbend
Condominium.

- TRASH,
REFUSE, AND GARBAGE.
No one shall place trash or other
refuse in the Common Area, except in receptacles on the ground level of
the buildings.

- OUTDOOR
EQUIPMENT.
Bicycles, sporting goods, cooking equipment, baby carriages and other
personal articles and equipment must be kept within the Unit or within
the Limited Common Area exclusive to each Unit.

- MAINTENANCE OF COMMON AREA.
Improvements, maintenance, and
landscaping of the Common Area shall be performed only by and/or as
directed by the Board.

- IMPROPER
USE OF COMMON AREA
.
There shall be no use of Common Area which injures or scars the Common
Area or the plantings thereon, increases the maintenance thereof, or
causes unreasonable embarrassment, disturbance or annoyance to other
Owners in their enjoyment of such.

- OUTSIDE
ACTIVITIES.
There
shall be no organized sports, activities, picnicking or fires.

- HOUSEHOLD
PETS.
Household
pets will be allowed, pursuant to the MASTER DEED, only with the consent
of the Board. If pets create noise, are allowed to run loose without
supervision in the Common Area, or in any way create a disturbance or
unpleasantness, the Board will withdraw its consent, in which case the
pet must be removed. Each Owner will hold the Board harmless against
loss or liability for any action of his pet(s) within the Riverbend
Condominium.

- SPEED
LIMIT.
The speed
limit for all vehicles within the Riverbend Condominium is ten (10)
miles per hour.

- OFFENSIVE
ACTIVITIES.
No
offensive activities shall be carried on in the Riverbend Condominium,
nor shall anything be done or placed within the Riverbend Condominium
which may be a nuisance, create unpleasant odors, or cause unreasonable
embarrassment, disturbance or annoyance to other Owners or the public.

- CHILDREN
AND GUESTS.
Owners shall be held responsible for the actions of their children and
guests. If occupancy by guests creates a nuisance to other Owners, the
Board shall have the right to require that the offensive guests leave.

- ACTION
IN VIOLATION OF THE LAW, ETC.
There shall be no use of or activity in
any Unit or Common Area which shall be in violation of any governmental
law, ordinance, rule, or regulation.

- PASSKEY.
The Board may retain a duplicate key to
each Unit. No Owner may alter any lock or install a new lock on any door
leading into the Unit of such Owner without the prior written consent of
the Board. If such consent is given, the Owner shall provide the Board
with a new duplicate key for its use. It is not intended that an Owner's
privacy be intruded upon, and such key shall not be used except in a
personal or property emergency.

- CONSENT
REVOCABLE.
Any
consent or approval of the Board given under these Rules shall be
revocable at any time.

- COMPLAINTS.
Complaints of violations of these Rules
should be made to the Board in writing. If the Board feels that the
complaint is justified, it will take whatever action it deems necessary.

- AMENDMENT.
The CONDOMINIUM RULES may be revised in
any way at any time by the Board as conditions warrant, provided that a
written communication is sent to each Owner advising him of the change.

- DELEGATION
OF POWERS.
The
Board, in its discretion, may delegate its powers and duties with
respect to the granting of consents, approvals, and permission under
these Rules to the manager or managing agent, in any, of Riverbend
Condominium.

- PARKING.
All autos should be parked in their
assigned parking slots. Visitor autos or extra autos should be parked in
the visitor slots (located along the stone wall in front of the pool,
and a few others by each building marked "Visitor"). Signs are
posted at each entrance to the complex regarding parking rules. Any
violators to these rules will have his/her auto towed at the owner's
expense.

- CONDO
FEES.
All condo
fees are DUE AND PAYABLE BY THE 10TH OF EVERY MONTH FOR THE COMING
MONTH. Penalty charges will be incurred as follows:
1st
month-$10.00, 2nd month-$25.00, 3rd month-$50.00,
4th month-$75.00
Late fees and late condo
payments constitute a lien against your property. No property can
lawfully be sold in this state while it has a lien against it.

- STORAGE
IN COMMON AREAS.
No storage of personal items by unit owners is allowed in any of the
Common Areas, including closets at both ends of first floor hallways,
laundry rooms and boiler rooms. Any items found stored in any Common
Areas will be removed by the Trustees.

- 6-D
CERTIFICATES.
Any
individual selling or refinancing their condominium unit must obtain a
6-D certificate from the Board of Trustees before the closing. To obtain
this, the individual must have paid their condominium fees to date and
must give the Board (or managing agent) at least TWO WEEKS WRITTEN
NOTICE of the need for a 6-D to give us sufficient time to have the
document typed and notarized.

- FISCAL
YEAR ENDING.
We
wish to advise you that Riverbend's fiscal year ending has been
designated to be the end of April, which is the one (1) year anniversary
date of the appointment of the first Trustee Board after turnover by the
developer. In April of each year, the Board will call a meeting for the
election of a new Trustee Board and the review of Riverbend's financial
status.

- SOLICITING.
NO SOLICITING is allowed at Riverbend.
There will be no advertising of any type allowed in any of the Common
Areas including doorways, windows, hallways, etc. Also, no "OPEN
HOUSES" will be allowed unless approved by the Board of Trustees
ahead of time. Any violation to this rule will incur a fine of not less
than $25.00.

- STORAGE
OF UNUSED VEHICLES.
Any vehicle left in a Visitor parking slot for more than thirty (30)
days, if considered by the Trustees to be stored, will have written
warning placed on the vehicle. If the vehicle remains for (forty-eight)
48 hours after the warning, it will be towed from the property at the
owner's expense.

- DELINQUENT
CONDOMINIUM FEES.
Any
unit owner delinquent in the payment of condominium fees shall be
responsible for all costs and expenses, including reasonable attorney
fees, incurred by the Trustees in collection of said fees for common
expenses and enforcement of any lien in connection therewith.
