Any common sidewalks, driveways,
entrances, or passageways shall not be obstructed or used by any unit
owner for another other purpose than ingress to and egress from the
units and courtyard.

No article shall be placed on or in
any of the general Common Areas, except for those articles of personal
property, which is the common property of all the unit owners.

Unit owners, members of their
families, their guests, tenants, or lessees shall not use sidewalks,
driveways, entrances or passageways as play areas, i.e.,
skateboarding, bike riding and ball playing is prohibited in the
courtyard.

No vehicle belonging to or under the
control of a unit owner or a member of the family or a guest, tenant
or lessee, or employee of a unit owner shall be parked in such a
manner as to impede or prevent ready access to any entrance to or exit
from a building.

No owner, resident or lessee shall
install wiring for electrical or telephone installation or for any
other purpose, nor shall any television or radio antennae, machines,
or air conditioning units be installed on the exterior of the project,
nor shall any similar improvements that protrude through the walls or
the roof of the condominium be constructed, except as may be expressly
authorized by the Association.

No work of any kind shall be done on
the exterior building walls or upon the general or limited Common
Areas by any unit owners. All such work is the responsibility of the
Association.

Owners and occupants shall exercise
reasonable care to avoid making or permitting to be made loud,
disturbing or objectionable noises and in using or playing or
permitting to be used or played, musical instruments, radios,
phonographs, television sets, amplifiers, and any other instruments or
devices in such a manner as may disturb or tend to disturb owners,
tenants or occupants of other units.

Disposition of garbage and trash shall
be only by the use of garbage disposal units or by use of common trash
and garbage facilities. Trash shall not be stored on deck areas.

No rugs or other materials shall be
dusted from windows, balconies, decks or patios by beating or shaking.

The Association assumes no liability
for nor shall it be liable for any loss or damage to articles stored
in any Common Area or other storage areas.

Any damage to the general Common Areas
or common personal property caused by a unit owner or a child or
children of a unit owner or their guests or the guests of a unit owner
shall be repaired at the expense of that unit owner.

No owner shall display any sign
visible from the exterior of any unit, nor place on or remove from the
project grounds, plants of any description without the prior consent
of the Board of Directors.

Laundry areas shall be maintained in a
neat and orderly fashion by all tenants / owners. Clothing shall be
removed from machines immediately when cycle is completed. No laundry
detergent / supplies shall be stored in the laundry area.

Tenant problems should be addressed
first to the unit owner, then the Board, then the management company.
DOG POLICY
To all residents:
This notice is to inform all residents of
Timberlane Condominiums that during the Annual Meeting held on March 27,
1990, an addition to the Condominium rules was passed by unanimous vote of
all owners present (75%) to not permit any new dogs into the units after
that date. The only dogs allowed are those that were present prior to
March 27, 1990. Please be advised that this rule is taken seriously and no
exemptions will be permitted without prior written consent of the Trustees
